talking about the D word. Divorce and it's not pleasant and it's not pretty.

Listen I've gone through one myself. I know how difficult it can be especially

when it comes to selling the family home. So if that's the case and you've both

decided or you've been required by a judge to sell the home, I'm your person.

I've worked with lawyers and judges I've been appointed by the court to help sell

homes I've worked with people who aren't talking to each other and I've had to

deal with each spouse separately and try to mediate and come to a conclusion sort

All right #MortgageWeekly time. We have a winter wonderland I would hear right now

winter I guess has decided to arrive I think we've done quite well

here in Alberta at this point but anyway if you're out there this weekend take it

easy on the roads. So a topic I've discussed a couple of times but it comes

up unfortunately quite frequently. If you are in a relationship and you are

separating / divorcing and you are looking to buy a new home and or buy

your partner out of the current home you need to 9.9 times out of 10

you need to have a separation agreement in place before the lenders will agree

to approve you for the mortgage they need to see are you going to be paying

any sort of child support or alimony payments how are the assets being

divided up if you're you know being bought out if the other person is buying

you out they need to see those details without then they can't really do much

because they don't they don't know how do we qualify you are you're receiving

income or you having to pay income like what's going on so it's always obviously

an awkward situation most of the time but you need to get that separation

agreement in place so if you're in this scenario where you're separating parting

ways and there's a property involved and you are trying to buy something else we

can do a pre-approval we can run your numbers we can get you all organized but

until you how that separation agreement in place it's going to be very difficult

to get financing there's a lender or two that will move forward without a

separation agreement if you don't have kids involved and you're gonna sign

something at the lawyer saying that there's no support payments to be made

but it is difficult so most of the time you're going to need to have that

separation agreement in place so talk to your lawyers or doing on your own

however you need to piece it together but you're gonna need to to do that but

come to me first we can do the pre-approval I can give you some advice

send you in the right direction and then have things ready to go for once you've

got that separation agreement done all right have a good weekend and we'll talk
