retirement interest only mortgages or RIO provides an important bridge between
a traditional mortgage and that of lifetime or equity release type
mortgages consumer demographics are changing as are their attitudes to
retirement pension reform provides options for customers in retirement and
the customers tell us they want similar options for mortgages RIO provides that
our solution for some customers it's importantly provides a traditional
type of mortgage but beyond the point of retirement
RIO is very different lifetime equity release type lending it's not a
replacement it's another option for consumers it's subject to affordability
because the customer needs to be able to continue to service the loan throughout
their retirement and that's really important on equity release that
requirement isn't there because often the interest will roll up within the
mortgage
RIO is best suited to elder borrowers there are two particular audiences he'll
find it beneficial to their circumstances but will rely on the
advice of intermediaries to help them one group are those with an
interest-only mortgage already they're likely approached in the end of the term
and there's probably a balanced in outstanding in which case RIO provides a
solution whereby they can carry on paying their mortgage beyond the point
of retirement the second audience are those who are
looking to lease equity from their home but have sufficient affordability that
they can afford to service that debt they can make the monthly payments and
therefore it provides additional options for them
we expect a number of lenders to release RIO products over the coming months the
regulator's provided guidance that's really helpful but there will be small
differences between different product providers so it's important that
intermedius understand the differences in the products available in developing
our proposition we had four key considerations one safeguarding your
customers to making the protis easy and straightforward for you as the
intermediary 3 ensuring the right support was available through investment
in our business development occurs and our underwriters and finally for RIO is
a long-term commitment it's a product which will run for a number of years as
such it's important that lenders provide the tools for intermediaries to continue
to support their customers for this reason we're committing to providing
product transfers through intermediaries for RIO mortgages
the nature of RIO is that is a long-term commitment so it's important that
intermediaries to give you a holistic view of the customer situation does
their mortgage and their broader finances to help you make the right
decisions we're here support you through that process and we're committed to
providing a product transfer solution ready for when the first RIO deals
as you'd expect intermediaries will have access to our business develop managers
that's business as usual for us and they're here to help in addition to that
we've provided a guide to RIO it's there to help stir you through the challenges
of working through a RIO case it'll take time to the brokers to get used to these
products and that's why the guides available there will be circumstances
where you'll want to refer for additional advice expertise and that
could be weather implications on taxation or on benefits in addition
you'll want to consider whether traditional lifetime or equity release
type products may be more appropriate Rio is not the solution for every
customer only some of them
a life event typically falls into one of two categories where the customer
chooses to sell their home or acquire a different home than the early repayment
charge may be payable the second group is where a customer gets into long term
residential care or alternatively in some cases death in both these instances
our policy is to waive the earlier payment charge

business development managers and underwriters who fully understand this
product and understand the needs of your customers are also committing to
ensuring that you have product transfer capability available for intermediaries
in the future ready in time for the first majorities
when they happen

so this week I was at the all new Club Academy la in Hollywood to see trans DJ
duo gabriel & dresden but if you've ever wanted to see an EDM DJ at a club then
you're gonna want to stick around for my 6 tips in this video ready let's go hi

subscribing below ok so this weekend I was at Academy LA and I was there
watching Gabriel & Dresden this trance DJ duo they're part of the N Judah Beats
label which you may know of from above and beyond and they were also there at
common ground which was above and beyond store for their newest album and this is
actually Gabriel & Dresden store for their album the only Road so you haven't
heard it yet go on Spotify iTunes I'm sure you can find it it's a really good
album but on today's video I'm gonna give you tips on how to survive your
time and an EDM club so you may wonder what's the difference between a regular
Club and an EDM Club and an EDM Club it's all about that one DJ that you're
watching maybe they have special guests or openers but you're there to watch
that specific DJ at a regular Club yes there's a DJ but they're not the main
focus or there to kind of dance and socialize with your friends here at an
EDM club you're really paying attention to the music and your focus on that DJ
and the clubs themselves may have more strict guidelines or dress codes which
is my first tip check the dress code when you're going to a regular Club you
may just be wearing t-shirts shorts but on an EDM club they like to make it more
upscale they do have a dress code so you want to check on their website to see
what that dress code is specifically for Academy LA they told us no sandals no
shorts no tank tops no backpacks and no offensive graphics I've actually been to
clubs where they told guys that we had to wear button-up shirts or at least
shirts with collars so you really want to check the dress code beforehand so
you don't get turned away at the door which brings us to tip number two don't
wear anything gray or light-colored at an EDM Club you're going to be packed in
there with a lot of people so you're probably going to sweat a lot so my tip
is to wear darker clothing so you don't see
the sweat marks on your shirt you just don't want to be that guy that looks all
sweaty so even if you are really sweaty you can kind of hide that with a darker
shirt but for tip number three to make sure you're not actually that sweaty I
suggest bringing a fan so I actually checked with the Khadem ela beforehand
to make sure that I can bring a hand fan into the club again there are strict
rules sometimes for clubs so you want to make sure that you can bring a fan first
but it truly is a lifesaver when it's really hot in your packing there with so
many people it just feels so good to fan yourself plus you can make friends by
Fanning other people I actually do this a lot I'll just stand there and turn
around in a circle and fanni everyone around me and everyone is so thankful
whenever I do that it's definitely a great conversation starter they'll ask
you where you got it what kind of fans you have so if you're interested in
getting your own fan and I suggest going to WWF that fan calm I've included a

for tip number 4 another great way to make friends is to have gum with you
not only is it good to keep your breath minty fresh but it's a great way to make
some new friends by ripping your gum in half and give it to them so I suggest
getting the type of gum that's the stick of gum instead of the little capsules so
that you can rip it up and share it with someone else
alright tip number five is actually one that I shared in my rave gear video but
it's super important and as earplugs I was actually going to film this video at
the club but it was so loud and the base was so heavy that there was just no way
that you could hear me on camera they definitely upgraded the sound system in
there because I had been there before when it was still create and it was not
that loud but thank goodness I had my earplugs if these were not in my ear I'm
pretty sure my eardrums would have been blown so they're great at EDM festivals
outside but it's actually even more important to have them when you're in an
idiom club inside because the sounds can reverberate and it's just going to
even louder so you really need these to keep your eardrums healthy and my last
tip for you is don't be that rude person to push your way through the crowd so
we're all there to watch the deejay and yes it gets crowded and I'm sure your
friends are in different locations in the club but there's a right way and a
wrong way of going through the crowd so many times there are people that will
just movie aside by pushing you over and then just walking straight through to
where they need to go sure it may take a few more seconds to ask nicely to see if
you can move past this person or maybe just tap them on the shoulder and let
them know that you want to get through but that's just so much better than just
pushing your way through and my bonus tip for you is to bring your fan with
you as you go and fan the people in front of you so they can let you through

Hello everyone!
Welcome to my quick guide in Summer memory event part 2.
If you have watched my previous quick guide, you will know that this is basically the timeline
of what you should be doing at each stage.
Similar to part 1, we have some fun development quest to do in this event using 5 different
resources.
The good new is the old CE are usable in part 2, which it will increase the drop of new
resources.
The goal of this event is to collect all the copies of Gae bolg and ascend Scathach to
NP5.
So, let�s get started.
After finishing the first two chapters, you want to farm in underworld and dead Coast
in expert level.
Bring the following servants and CEs.
Farm til you got 60 Eadrom Alloy, 20 cements, 70 oils.
Choose 1C and 2A as your development quest.
Farm in Silent field and underworld using the following team.
Farm til you got 60 Eadrom Alloy, 170 cements, 40 Realta Alloy.
Develop 3A, 4B and 5A.
After clearing chapter 3 and 4, Farm in Hazardous Zone and Reborn City.
Bring the following team.
Farm til you got 90 Eadrom Alloy, 230 Realta Alloy, 120 Oils, and 30 cements.
Develop 6C, 7C, 8A, and 9B.
Clear Chapter 5, then, go back to Hazardous Zone and Reborn City.
Keep framing til you got 100 Eadrom Alloy, 200 Realta Alloy, and 80 Cements.
Develop 10A and 11A.
Finish chapter 6, and you will get the grail.
Going back to Hazardous Zone and Reborn City, Farm til you got 300 Eadrom Alloy, and 200
of each other resources.
Choose any of the development quest and finish up chapter 7.
Now, you will get Scathach as permanent servant.
Then, finish chapter 8 and all three of the post event quests.
You will get all copies of Gae Bolg over there.
That pretty much sums up the part2.

Back To School 2018 Tech Guide - For Students On A Budget - Duration: 5:00.
I can hardly believe its already august, and for some that means its back to school season.
Either if you're currently going to high school, or if you commute to school or if
you live on campus heres a quick little guide of pieces of tech that I think you should
pick up before going back to school that wont break the bank.
First up on this list are the Sony WH-CH700N, these are one of Sony's newest and cheapest
bluetooth ANC headphones…
Obviously these headphones don't sound as good and their Active Noise Cancelation isn't
as good as their older brother the 1000XM2, but they get the job done.
I feel that having a good pair ANC headphones is important for any high school or college
student because they can help you block out loud and inconsiderate neighbors while you're
trying to study or you can sneak in a quick power nap while you're on the bus on your
way to school or work.
The Sony 700N retail for $200, but they routinely go on sale.

Next up on this list is another Sony product, the Sony XB31 bluetooth speaker.
And this is mainly for people who live on campus.
Obviously you're going to have a lot of studying to do at school… but you're also
going to need some time to relax and hang out with friends.
The XB31 sounds good, has a long battery life, and you can also use it as a battery bank
to charge you phone.
But there are a few reasons why im recommending the XB31 over all of the other mid sized speakers
I've reviewed.
Since the XB31 is much smaller than the XB41 its much easier to travel with and to throw
into your back pack.
And its also much more durable than the JBL Charge 3 and Pulse 3 cause you don't have
to worry about damaging the exposed radiators if you were to cram either of these speakers
into your back pack.
And besides the light feature on the front is a huge added benefit.
Next up on this list is the JBL clip 3, and I love this guy cause it has become my dedicated
podcast machine.
You can use it to listen to ted talks, audio books, lectures, or educational podcasts…
while you're showering, doing homework, or just doing chores around the house or your
dorm.
And since the Clip 3 has a really strong bluetooth connection you can have it on you while your
phone is charging in a different room.
And the last speaker on this list is actually the google home mini.
Google assistant can actually help you with your homework.
If you're working on a paper you can quickly ask the assistant for synonyms so you're
not constantly using the same words, and you can also ask it to define or even spell words
you're having issues with.
But I personally really like using the assistant when im doing math or science homework.
You can quickly ask it basic math questions, unit conversions, or elemental properties…
and you actually end up saving a good amount of time cause you're not constantly having
to plug numbers into a converter or you don't have to look up certain properties on your
own.
The mini just spits it out.
If you're living on campus chances are you have access to a free gym and thats where
the Powerbeats 3 come in.
If you're looking for a pair of sports earphones to workout with I feel you cant go wrong with
the Powerbeats 3.
They sound decent, they have a very long battery life, and thanks to that W1 chip they have
very solid bluetooth connections.
They usually retail for $200, but they are forever on sale over at amazon for about $135,
I'll have those linked down below as well.
And finally to power everything on this list, it is more important than ever to have your
own battery bank.
Theres nothing worse than desperately needing to charge your phone but then realizing there
are no free power outlets.
And using the public charging station in the mess hall also isn't ideal cause you're
going to be tied down to one spot for awhile, and thats even if you're able to plug in.

48 hours in Berlin were enough. As you can see, we are at the airport again.
And this time we are headed to Lisbon. We will be there for the WebSummit
I haven't been there before and can't wait.
I am sure, it's going to be very interesting and that we will have a great time.
After a couple of days in Lisbon, we will be in Cascais for 1 1/2 days and then we are finally flying back to Berlin
and we will stay longer
than 48 hours.
We made it to Lisbon!
We arrived very late in the evening yesterday, because we spent quite a while at the airport after our arrival.
Our luggage haven't made it to Lisbon!
A four hours layover obviously wasn't enough time for Ibera to
transfer our luggage to Lisbon.
I get it. Four hours isn't that much time.
So yep, that's why I am wearing the same clothes I was wearing yesterday;
in which I also had to sleep btw.
And we also have to reschedule our day.
We first have to buy new clothes and washing things
so we can finally get changed and refres ourselves.
All my make-up and washing things are in my suitcase, so I don't have anything here at the apartment.
And I really hope we will have some time to see and enjoy Lisbon this afternoon...
