UTRGV researchers uncovering South Texas's part in the Underground Railroad - Duration: 2:26.

Did you know the Underground Railroad passed through the Rio Grande Valley?

Instead of heading north,

some escaped slaves headed to Mexico,

which had abolished slavery

more than 30 years before the Civil War in the U.S. started.

Those who were already in Texas and serving on plantations in East Texas

already had knowledge of pathways of how to get down to the border

as they were shepherding the plantation owners' cotton

down to the ports down here.

The University of Texas Rio Grande Valley's

Community Historical Archaeology Project with Schools learned

escaped slaves heading to Mexico knew of families who could help them.

They knew of the Webbers.

They knew of the Jacksons.

Both ranches had ferry landings on their property,

which made it easy for them to shepherd these escaped slaves

over the river, across over into Mexico.

But what's really interesting about these two particular families

is that they both had white husbands and emancipated black slave wives.

Just like others who were part of the Underground Railroad,

these families faced risks because of the Fugitive Slave Act,

which allowed the capture of escaped slaves

and punishment of those aiding them.

There were plenty of folks out there who were afraid

this fugitive slave act would would cause them harm.

While reaching Mexico was the original destination for escaped slaves,

not everyone made the final trip across the Rio Grande.

Some of them didn't actually go all the way over the border.

They liked it here so much they stayed.

A church and two cemeteries in San Juan

where members of the Jackson family were buried

are the few remnants of this part of Rio Grande Valley history.

There really aren't any primary sources left behind

like letters or documents stating that somebody participated

in this activity because it was secret.

So it's up to us as historians and those who are trying

to piece together this story

to dig deep and uncover items and stitch together the story.

Texas couple arrested after 2 year old daughter was found D3ad in container of acid New York Daily

A Texas couple is behind bars after they allegedly soaked their 2 year old daughters corpse in a five gallon tub of acid.

Monica Dominguez, 37, told police that two of her children, including 2 year old Rebecka, were bathing unsupervised when the toddler drowned in the tub Thursday, according to the Laredo Morning Times.

Dominguez then claimed that she asked her husband, 32 year old Gerardo Zavala Loredo, to help dispose of their daughters body.

Police searched their apartment after a neighbor tipped them off, and found a five gallon container in a bedroom closet with Rebeckas remains, as well as what appeared to be acid.

Officials are still waiting on an examination before ruling the death accidental.

"We need to wait to see what the science tells us," Webb County District Attorney Isidro "Chilo" Alaniz told the Morning Times. "Right now theres more questions than answers,"

Dominguez and Zavala Loredo were both charged with child endangerment, abuse of a corpse and tampering with evidence.

Why is CASH considered KING in real estate | #RealEstateTalk 017 | Spring Texas Real Estate - Duration: 3:23.

Welcome to another episode of real estate talk. I'm Jill Wente, a

Realtor with Better Homes and Gardens Gary Greene specializing in the Spring Texas

real estate market. On today's episode of real estate talk I'm going to talk about

cash and why cash is considered king in real estate. The scenario is

you're a buyer and you are competing against other buyers for the purchase of

this prime property. Nine of the buyers are just like you coming in with

financing but the tenth buyer is coming in with cash. You then find out that the

seller has chosen the cash buyer and the question is why did the seller not choose

your offer when you're offering the seller the exact same price as the cash

buyer. There's a couple reasons as to why cash is considered king in

real estate and why that seller chose the cash offer. One reason is because cash can offer

the seller a quicker close. With financing the financing process takes

between 21 to 45 days with cash you can close as quick as 14 days maybe even in 10 days.

Another reason is cash comes with less risk. Cash eliminates potential for financing not to come

through. Upfront you have a pre-approval letter from your lender. That

pre-approval is just that it's pre-approval. it's not final loan

approval. With cash the seller is assured that the funds to close are available. The seller doesn't have

any concerns about if we are going to get down to the last minute and the buyer's agent or

lender says "I'm sorry I'm not able to give the buyer the loan" and then his

house is going back on the market. Another reason cash is king in real estate is there's no appraisal with a cash

transaction.

An appraisal is a requirement of the lender. Let's say

you agreed to pay $200,000 for the house but the appraisal comes in at $195,000.

Now you're asking the seller that I want you to take $195,000 otherwise I'm not

buying the house. With cash there's no appraisal. The seller knows

he's gonna get $200,000. Another one is as far as the closing date ... with cash all you

have to do is wire the funds and show up on the closing date. With lending if you're

delayed in getting your information to the lender or if the lender gets backlogged

for some reason then the date that you and the seller agreed to close on doesn't happen.

The seller says with cash I know I'm gonna close on that day

and I don't have to worry about the lender potentially screwing up

my closing date. Cash is KING in real estate. that's it for this

Modernizing Texas State Hospitals - Duration: 2:04.

Welcome, everybody. I appreciate everybody coming today.

We've been appropriated dollars to start planning for the construction of new hospitals.

We've partnered with the University of Texas in Houston and in San Antonio and in Austin to lead that effort for us.

Currently, we have a waitlist of Texans of more than 700 waiting.

This allows us to add more than 300 beds to our state system for mental health services.

So, it provides a quality level of service that we've been providing, but it also matches them to the residential piece of it.

And so, it provides a modern-day approach.

Having a modern-day facility and a modern-day health care environment leads to much better health outcomes.

It's a very exciting time, I think, for Texas to step up and take the lead in, "How do we best take care of our citizens?"

This program proves how government is supposed to work.

We've done it in a methodical way.

We've included broad stakeholder groups to be a part of this.

So, this is one of those instances where we had real need, but we're being smart about how to address it.

This really matters to the everyday Texan because, unfortunately, mental illness affects one out of every four of us.

Some of us are going to actually have maybe a severe crisis or a severe illness.

And that affects all of us.

It could be your neighbor.

It could be a family member.

It could be a loved one.

It could be someone you don't even know, but you care about because they're a part of your community.

And so, we all benefit.

It's a recommitment from all stakeholders who have been a part of this:

Our legislative body, our governor, the universities who have done the analysis, and our team members

who show up and show out, day in and day out, to serve.

LLC Books and Records (Texas Limited Liability Company) - Duration: 3:57.

First, kudos to you for watching this video.

This means you're serious about properly maintaining the LLC.

Taking care of a business's books and records is not glamorous.

I've never had a conversation with someone who is excited about starting a business because

they enjoy all the paperwork it requires.

There's no payoff to doing it.

It doesn't increase the value of the business.

It doesn't improve products or services, and it doesn't bring in customers.

It requires constant work and attention, and if you've never done it before, there's a

significant learning curve.

However, mismanagement of books and records of the LLC can have disastrous consequences.

The first thing that should come to mind when properly managing books and records is being

audited by the IRS.

Well kept books and records can make the audit smoother and less intimidating.

The next thing that should come to your mind, is preventing loss from theft or negligence

in management.

Well-kept books and records can help you identify inconsistencies in a transaction.

It can also help you identify areas of waste.

You should also be thinking about business growth or other changes.

At some point, your business may need to have a valuation.

This can happen when a new member wants to join or when an existing member wants to leave

or is no longer available due to death or disability.

Disagreements between Members and Managers may also arise.

Members may demand access to the books and records.

Well-kept records will make it easier to review the legal requirements for resolving differences,

and make it more efficient to provide Members with access to the records.

These are some of the records the LLC will need to maintain:

The original or certified copy of the Certificate of Formation, file-stamped by the Texas Secretary

of State; The original Company Agreement, and its amendments

signed by the Managers; A complete accounting of the LLC's business,

including full and accurate records of each transaction;

A current list of all Members; including each Member's:

Full legal name; last known address; capital contributions; date on which membership became

effective; and percentage of ownership; A current list of all Managers and officers,

including their addresses; Meeting minutes, votes, consents, waivers

and all other records made in the course of LLC management by Members and Managers;

Federal, state, and local tax information, tax returns, and other tax-related documents;

Contracts and agreements between the LLC and Members, Managers, Officers, Employees, Contractors,

Vendors, Suppliers, Landlords, Agents, and any other third party; [and]

Deeds, mortgages, and titles to real property.

This Planning Guide is designed to help you prepare for organizing a new LLC.

These instructional videos start by explaining the underlying legal concepts for that section.

Each video also includes a demonstration for how to fill out that section of the planning

guide.

In each demonstration, I'll show you how I would use the guide to plan an LLC called
