Hey guys, Ryan here from on-property and welcome to the first time property investor's guide,

where we're going to talk about how you can invest in property, how you can reduce your

risk, maximize your chance of returns, and achieve financial freedom.

So today I have with me Ben Everingham via his agent from pumped on property.

How's it going?

Thanks for having me, Ryan.

Excited.

Yeah.

And we're really excited to share with you guys in this mini series that how you can

invest in property achieved financial freedom, but also reduce your risk along the way and

increase your chance of getting some good returns on your property investment.

So, Ben, do you want to just let the people out there know a little bit about yourself

and your business before we jump into the content?

Yeah, sure.

So, um, my name's Ben Everingham and I'm an investor.

I'm over the last 10 years.

My wife Lisa and I have stumbled through the property market and bought ourselves 11 properties.

Um, thank gosh we don't hold them all anymore because that sounds like a lot of work, but

we've sort of learned some lessons.

We've made some mistakes, we've also got some great gains and we've learned a lot from that

and then about four years ago Ryan gave me the confidence to go out and start a buyers

agency.

I don't even kick up the bum that he made it a kick up the ass.

And since then as a business what we've helped by $350, million dollars worth of property

for over 600 investors.

I'm from Sydney, Melbourne, and around the world now.

So Tracy did.

Yup.

And I'm Ryan Mcclain, Iran on property.com that I use one of the larger property blogs

out there and youtube channels and I hope people find it, invest in positive cashflow

property and achieve financial freedom.

I personally achieved financial freedom or the age of 28 through my online businesses.

Then achieved it himself as well.

Probably around similar age, similar age, like not a huge amount of financial freedom

but enough to when that kick in the bum came leave work without stressing too much.

Yeah.

So in these videos, we're not going to be talking about excessive wealth and how you

can get rich quick and be a multibillionaire.

That's not what we're about.

What we're about is lifestyle and baseline financial freedom, so you earning enough money

that you don't have to go to work, that you can live a nice life with your friends and

your family.

You're not going to be driving around in limbo as well.

You can take it to that level definitely.

But to start with that baseline financial freedom.

And so in this episode we want to talk about how it's both easier and harder than you think

it's going to be, so it's easier in terms of your strategy.

Doesn't need to be extremely complicated and we'll talk about that.

But it's harder than you think in the fact that actually doing the work and going out

there, saving a deposit contend to be harder than you think it's going to be.

I remember like when I first got started at age 24, I was just like, yes.

I've been reading them, getting the

property investment magazines.

I've been watching some videos online.

I'd been reading the hype and the books and I thought I'm going to go out there and get

rich quick and like 10 years later I've realized that like overnight success or financial freedom

realistically takes a bit longer than that.

Um, in fact quite a lot longer than that.

And now that I've made my peace with that and have more of a secure, longer term approach

to the way I do stuff, you know, it's taken a lot of pressure off me and it's trending

to much better life for myself and my family.

But you don't get anything cool in life without a little bit of work.

Like let's get real.

And so in terms of strategy, there's a lot of different property investing strategies

out there.

You've got so many gurus spouting off different things that you can do development subdivision

and the building blocks of unit strata, title and commercial properties.

There's a lot of lingo in a lot of different things that you can do.

You can go out there and do that and be successful doing that for your average investor and someone

who just wants to achieve financial freedom often that isn't necessary and often that

is more difficult than it needs to be, so we've been helping people for years invest

using a really simple strategy which you would basically call a buy and hold strategy, but

the focus is to buy high quality properties in good areas with good capital growth, with

good cash flow so you're not bleeding cash and then paying off those properties over

time and maybe manufacturing some growth as well through something like renovations, but

eventually the goal here is you purchase high quality properties.

You get those properties paid off in the future and when they're paid off, the rent then goes

into your pocket and you can achieve financial freedom that way.

Yeah, like what I love about this concept that we've created over time is it is super

simple.

It's not going out and putting yourself in a huge debt or huge risk.

It has nothing to do with how the market is performing either so you can safely move forward.

In the direction of whatever it is that you're looking to achieve without gambling or taking

on huge amounts of risk, which I love and it's possible as well.

Like that's the thing I love about it, you know, with only seven point five percent of

Australians actually ever investing in property is a whole population.

Um, you know, it's a strategy where you don't have to go out and buy 10 or 20 properties

over your lifetime to one day get there.

In fact, you could potentially buy a couple over the course of a period of time and achieve

what it is that you want to achieve over a 10, 15, 20 year timeframe.

Yup.

And so you can achieve this quite easily.

This is achievable for most Australians out there and it happens in three phases.

So we've got what we call the foundation phase where then got the acceleration phase and

then the freedom phase where we all want to get to.

So let's just talk a bit about that.

So I'll talk about the foundation.

You can talk about acceleration.

Yeah, sounds good.

So the foundation phase is when you're purchasing your foundational properties.

And these are the properties that are going to go on to deliver financial freedom for

you.

So these are going to be high quality properties in good areas that are going to have longterm

growth, but also longterm rental demand as well.

So these are properties that you purchase.

You may want to build a granny flat on these properties as well in order to increase the

income on these properties.

And the goal is to basically pay these properties off over time, either through putting additional

money on the mortgage when you increase the rents, putting that money on or doing things

outside of those properties to maybe build up some equity in a property and sell it and

then pay them off.

That's going to be in the acceleration phase, but the end of the day, the foundational properties

are what's going to go and deliver financial freedom when they're paid off through the

cashflow that you're getting.

In terms of the rental income.

What I love about the foundation phase is that yes, it might take you two or three years

to get there and and built and by those foundational properties.

And that's two to three years of your life where there's going to be a little bit of

pressure, a little bit of stress, bit of anxiety, and a bit of action, but once you've actually

built a foundation or bought those properties that you need to achieve financial freedom,

it can take the pressure off yourself and actually start doing more of the things that

you really like.

Because the beauty about these types of strategies, the properties should up to a certain interest

rate cover themselves roughly if you follow the strategy correctly.

And you know that means that it's not eating huge amounts of money out of your own pocket

and lifestyle every week.

And I love that.

And we're going to talk more in the next video about these foundational properties and how

you can reduce your risk and maximize your chance of return on these as well as going

to some of the details about how they can pay themselves off.

But the idea here as ben was saying that you're getting a cashflow neutral or cashflow positive

position.

And what that means is after you've gone out and done the hard work of purchasing these

properties, they're now paying for themselves and they're also paying themselves off.

So you might have a mortgage of maybe 25 years, but there's enough cash flow coming in that

the people renting your properties are actually paying off your mortgage for you.

And so even if you just left them for 25 years, eventually you'd have no mortgage left and

would achieve financial freedom.

But most of us don't want to wait 25 years.

And so that's when the acceleration phase comes in.

Yeah.

So worst case scenario, you know, you're going to be there in the future if you're diligent.

But there's only one thing.

One question I think that's important to ask when you get to acceleration.

And that is how can I actually make this happen faster?

It's literally that simple.

And that means, you know, a whole lot of things that are popping into my mind.

I could get maybe start a business or any, a bit of income on the side, a bit of a side

thing.

Um, you know, your partner could get an answer money, you could, um, you know, actively look

at saving more money.

You could budget, you could go buy a property, you could start businesses.

Yeah, you can stop having children having have three children each and they are very

expensive.

Yeah.

So my dream was like financial freedom in 10 years now that I've added three kids, that

probably means 20 years, but acceleration can be done in, in so many different ways.

As ben was saying, building a business and using the extra income, the business to pay

off the debt or investing in property where you're in a really high growth period of the

market and so you're getting some equity growth.

You could then sell that property and use that chunk of money through the capital growth

after you've paid tax to then pay off the debt on your foundational property so you

could work extra job on the site and use the extra money from that to pay off the debt.

You could even renovate your foundational properties and get extra cashflow and use

that extra cash flow to pay off the debt.

So the acceleration phase is all about how can I pay off this debt as quickly as possible

so I own these properties outright.

And what I love about it is we love solving problems as investors.

Like you wouldn't be watching this video if you didn't like solving the problem of how

can I be financially free?

So just asking yourself better questions.

How can I get there?

Fast enables, enables you to start thinking about all sorts of cool and different ideas.

And the other exciting part of the acceleration phase is if you don't want to work harder

to get there faster, if you've got these foundational properties that are paying for themselves

and paying themselves off, you can actually take your foot off the gas in terms of career.

You can start looking at careers that you may like to pursue because you know that in

25 years you've got your financial freedom set because you purchased your foundational

properties already.

Now you could start pursuing things that might not pay as much, but we'll give you fulfillment

in life.

And that's what we're all about, is bringing your best self to the world.

And being happy and fulfilled in your own life.

Not working like a dog, just to be rich for the sake of it.

I've got a mate who has two children and he's just literally to take this a step up his

game, um, but you'll, you'll know what I'm talking about in a second because he's just

moved into a caravan and he's traveling around Australia.

He said initially is going to go for three months, but he's actually now decided this

is two and a half years later and he's still gone.

So him, his wife and his kids were in this caravan.

They're homeschooling them and they're driving around Australia.

And before he did that, he went and bought these two properties and he knows that if

he pays principle and interest for 25 years, he'll end up where he wants to be.

And so he's just gone off and done that.

So he's not stressing over this two and a half year period of what that's costing him

and career growth and everything because he knows his financial freedoms set.

And I kind of love that.

Like that's an outlier extreme example.

Not all of us are going to go and do that, but you know, that's just cool to go.

Okay.

I've sort of set up financial freedom longterm.

I'll never be under pension now I'm just going to kick some ass for a few years, have a good

time, and then maybe I'll come back and I don't know what he'll do when he comes back

or even if he can now there's like two and a half years is a long time on the road.

I'm sure we can all come back and then the last phase is freedom.

When your properties are paid off, you now take the rent that you're using to pay off

the mortgages as quickly as possible and you divert that into your bank account and then

you start living off that and living the life that you want.

Yeah, and I think the coolest thing about freedom, it's that simple.

It's not so much about the money, it's

just the fact that you get choices, choices to spend time with family, with mates to travel

more, to buy more property, to start businesses, to live wherever you want in the world.

Yeah.

Like just to do you without the fear of getting sacked or you know all of that other stuff

that we carry all the time

and that's really where the journey starts.

Once you have freedom, then you can start exploring where you want to live, what work

you want to do.

Well, hopefully you're doing that before anyway, but you just have that freedom to do that

and then you can continue to grow your wealth at the same time.

So your wealth journey doesn't stop there.

It keeps going.

So in the next video that's going to come out tomorrow, we're going to be talking about

those foundational properties and how you can purchase properties that are going to

be solid and secure in good growth areas so you can reduce your risk, maximize your chance

of return, maximize the chance of those properties always being rented and yet achieving financial

freedom.

It doesn't have to be an extremely complicated and difficult to invest in property and achieve

financial freedom, but there is a decent amount of work that goes into acquiring those foundational

properties and that's what we're going to talk about in tomorrow's video.

when you've got the vodka in the coffee cup.

Number eight, basic wooden spoons.

Look, I know that is not that exciting.

But I promise a bouquet of this

is gonna last a lot longer than flowers.

Add these to that cookbook or that cookware

that you're going to get someone.

This is the perfect, practical gift.

Number seven, the garlic press.

I hate peeling and chopping garlic.

It gets so sticky and all over your fingers.

Trust me, it's hard to find that apron

that doesn't go down to your ankles

or up to your ears.

The dutch oven is a classic piece, but this one is wide.

Makes it perfect for those big roasts

to put in the oven.

It's definitely on my wish list.

How To Make Shoes: The Definitive Guide - Duration: 19:25.

How to make shoes if you're a beginner, in shoemaking the process looks very

complicated and difficult. So today in this shoe making video.

I want to show you the entire process of making shoes,

the full process on how to make shoes so you will decide if this craft is for you

or not, so don't forget to subscribe and let's

watch the video.

This is very important for me to show you that shoe making process is not hard

and you as a total beginner can understand everything and then you can

make your own shoes and together with the shoe full to making process.

I want to show you what tools to use in each step of shoe making and you will

understand that you really don't need to have too much.

You need to have only minimal set of tools,

basic tools, and now you will learn what tools you

need to have. So first,

we will start from shoemaking process and I divided this full process on five

steps. I divided it on pattern making,

it is one of the most important steps in shoe making,

first step that you will need to learn. Then when you to cut,

and assembled, and sew your patterns.

You need to make sole and heels, also insoles and then lasting.

Okay? And you,

you understand it that I simplified the shoe making process to show you in the

best way, so you will understand it.

There are much more details in each step.

But for you as a beginner, it's enough to understand the full

process, to see the all steps together,

to understand how shoes are made. And we'll start from the first step that

is pattern making. I personally,

love pattern making because from this step will depend all the other steps.

First, we need to cover our last with masking

tape. This is the first step in shoemaking.

Here to cover your last with masking tape,

you need to have last, obviously,

and masking tape. I use simple masking tape that you

actually can buy in your local store. Next step is to apply your shoe design

on the last and here you need to know how to apply your shoe design correctly

because there are different rules that you need to follow.

And to apply it correctly on your last, you need to measure certain things and

you need to measure it with measurement tape.

So in this step you need to have measurement tape.

Next, after you will apply your design on the

last, you need to cut out this masking tape to

make basic pattern, and after you will cut masking tape

pattern, you need to attach it to the cardboard

and that's why in this step you need to have cardboard.

I use duplex. It's 120 grams.

It's very, very comfortable.

cardboard to work with, but if you don't have this cardboard,

you can use any other cardboard. It must be flexible enough but thick

enough as well. And to make this patterns,

for example, to add lasting allowance to your basic

pattern, you need to have compasses,

ordinary compasses that you also can buy in your local store.

So after you will make this basic pattern,

this is the pattern that includes all lines of your shoe design.

It's very important pattern because from this pattern you will develop all other

parts of your shoes, but before you will develop it,

you need to check your pattern.

And I teach in my courses and I also work in this way.

I check my partners from paper. It is the best way to check your

partners because if you will check it from leather,

you will not see the mistake, if you have them,

because leather stretches. And even if you have a mistake,

you will not see it. But we're working with ordinary paper.

You will see if you have mistake because if you have mistake,

the paper pattern will not fit perfectly your last you.

You'll see that your paper pattern does not lay good on the last.

Okay. And in this step of work,

you need to have ordinary paper A4 and here also you may use nails.

The length of these nails is about one millimeter.

But if you don't have nails, you can work with masking tape to attach

your paper pattern to the bottom of the last.

Okay? After you will check your pattern,

next is to make other parts of your pattern,

lining and upper. And here you also need to work with

cardboard, and compasses,

and also in pattern making

you also need to have the cutting board. Okay?

Because, if you will not have something to

protect your table, you will scratch the surface of your

table. So if you don't have special cutting

board, you can use some piece of plastic to

work with. Okay?

The main reason to have it, is to protect your table from

scratching. Okay?

So we're finished with the pattern making.

After, you will make a pattern of your upper in

lining, we need to move on to the next step:

to the cutting, assembling and sewing.

Hear you need to cut your leather, and here you see,

for example, this is one of the screenshots from one

of my courses. Now,

you will understand why we need those card boards for patents,

because we need to use them to cut leather.

So you see, this is the vamp of the moccasin,

and using this cardboard you will cut leather.

And to cut leather you, you don't need to have a special knife,

you can work with ordinary utility knife.

What you need to have here is good blade.

I used blade BD 100, and also here in this step,

you need to use pen, silver pen.

This is special erasable pen to mark certain points,

and mark's according those marks, you will assemble different parts of

your pattern. This is erasable pen for leather.

After you finish your work, you will erase those marks.

Next is, to assemble all parts together.

Before you will assemble all parts you need to skive certain places on your

pattern. For example,

to fold top line, you need to skive.

If you will, not scuff,

you'll have very thick edge and it will be very difficult to sew together the

upper and lining because of this thick edge or skive places where you need to

attach parts together. So in the step of assembling you need to

skive, that's why you need to have shoemaking

knife to skive edges. Then you need to have hammer,

because before you will sew those parts you need to attach those parts together

using contact glue and to hit with the hammer to touch them well.

Also you need to reinforce certain seams.

And for this reason you need to have two types of reinforcement tapes:

the wide allowance tape with width of 16 or 15 millimeters and narrow

reinforcement tape with width of 4 millimeters.

Using this narrow reinforcement tape, you will the folding,

very easy and beautiful. And also will reinforce the top line,

for example, using this reinforcement tape.

After you will assemble all parts together or during assembling

you will need to sew different pats. You know,

there are footwear types where you need to assemble one part and then sew it or

there is a footwear types where you to assemble all parts and only when you

need to sew all parts together. So here you need to have sewing machine

and during work use sometimes folding hammer.

But here I placed not folding hammer. I placed shoemaking hammer.

Why? Because you actually don't need to have

special folding knife. And also here in assembling,

I showed you the simple shoemaking hammer,

not the folding hammer, because you can work with this hammer in

the same way as you will work with special folding hammer.

It's good enough to make this assembling and to flat the seems after you will sew

all parts together. Okay,

so here you need to have some machine and you can work with shoemaking hammer

to flat seems to attach well, different parts also in assembly.

After you will

sew all parts together, you need to make insoles,

because this is the inner part on which you will attach all parts of your shoes.

You will attach the edges of the upper to the insole,

you will attach sole to the insole and heels.

So this part is very important and you can make your insoles from different

materials. In my courses I explained how to work

with cardboards and how to work with vegetable tan leather.

What is important here is to make pattern.

First you need to make pattern of the shoe bottom,

and then to make buttons for different parts of the insoles.

If you will make insoles from card boards.

There are two card, this one,

the shank board and texon board, texon board more flexible and thinner

then the shank board. Shank board is harder than texon board

for reason because here we need to have good support for arch zone and that's

why between those two materials in arch area we need to attach steel shank,

so in this step of insole making you need.

To have these tools, you need to have hammer to attach

cardboards together to create insoles and also you need to use your hammer to

make curve in the steel shank according to the core of the shoe last bottom,

and to attach all the parts together you need to work with contract glue and

after you will attach all parts together is the time to finish the edge of the

insolce,cardboard made from cardboard,

and for that reason, you need to have or Dremel,

to finish the edges, to sand the edges or or rasp next step

is lasting. This is the process where you will place

your leather upper on the last and we'll pull edges of the upper to attach them

to the insult.

In this process, you need to have this tool,

so you'd have pincers, you'd have nails,

you have two types of nails, the small ones that you will use to

attach the back part of your upper and long nails.

To attach the front part of the upper, you need to have hammer to hit well

edges of lasting allowance and to create beautiful shape on the hill and to

attach all this data, the edges to the insole unit to work

with contacts and you know during the last thing you need to work also with

two materials or one of them chemical nobleman material.

This is the material that you need to use to create stiffness,

or if you don't have this material, you can work with vegetable tan leather.

This parts we need to attach in front of this one in the top and also this one in

the back of your shoes.

This part will keep the shape of your shoes.

Okay. And also to finish the edges after when

you will last your upper, you need to work with rasp to send the

edges and create beautiful bottom of your shoes before you will move on to

the next step, the sole making,

here, the sole making okay,

yeah. Here I'm showing how to make sole from

leather. I personally love to work with vegetable

tan leather and I teach how to work with this leather to create different types

of soles. And to make these soles you need to have

pattern. So first,

you need to prepare pattern for the sole,

then cut it from vegetable tan leather and attach it to the bottom of your

lasted shoes. To create bottom,

to make flat bottom, to have beautiful and comfortable soles,

you need to work on the bottom using cork.

Cork here is the one of the materials that you need to use.

Also to make the soles you need to have vegetable tan leather,

to have shoemaking knife to skive edges of leather,

because leather, the vegetable tan leather is to thick

for women's shoes. And to have beautiful,

thin edge of the soles you need to skive the edge using the shoemaking knife.

Then after you will attach the sole, you need to attach it well using shoe

making hammer. Here you will use the handle of the

hammer to attach well these soles to the shoes.

You don't need to have any special tools,

only hammer and you will make beautiful soles.

You will attach them well. Now to attach the soles to the bottom of

your shoes, your need to have a contact glue.

And also to finish the edge of the soles you can work with rasp or with drill

dremel. After you will attach soles it's a time

to build heels.

Actually there are different types of heels that you can build before you will

attach the soles, but this is one of the most common heels

that you need to build after you will attach the soles to the finished shoes.

stacked heels, because this type of heel we need to

build using few layers of leather, to get leather stacked heels.

So to attach layers of leather you need to work with contact glue and after you

will attach all these layers you need to finish your heels.

And to finish your heels you can work with dremel drill or with rasp.

Okay. And,

uh, I have to say that to build beautiful

heels and to have identical heels on both halves of our shoes,

because we have a pair of shoes, it's better to prepare a pattern for

each layer of your leather stacked heels and attach them layer by layer.

Only in this way you will have identical heels first of all,

and only in this way, you will need to work on the finishing

not too much time. Okay!

So here, the pattern making is one of the

important, most important things to have well done

heels. So after you will finish your heels,

this is actually your final step in shoe making.

I mean, this is the main final step in shoe

making. This is minimum tools that you need to

use in all steps of making. Of course,

was somewhere between twelve and thirteen dollars which I didn't think

was bad at all so if you have a Starbucks lover or someone who like

sparkly cups they had all different kinds of things things what if what is

that thing they had all different kinds of patterns but these sounds a little

more indulgent here to choose from but I highly recommend this as well can you

hear my ice so now we get into more extensive stuff and it's actually what I

have on the chair right here behind me you guys might have thought this is just

my chair but it's actually a blanket and oh my goodness is one of the most

snuggly okay is the snuggly is blanket I have ever felt in my entire life and

it's from a line that originally made baby blankets and people love the baby

blanket so much that they decided to make the full size this is a throw

blanket but they even have a size of a blanket that goes over your whole bed

there they're they're kind of pricey but this one I got on sale for $50 on sell

for $50 I know right the original price was a hundred and twenty so $50 is

really good so this is definitely a splurge item but they come in all sorts

of patterns this one just has a gray stripe and the rest of it is this cream

color but I wish I could show you like the texture of it it's just so so

snuggly and my family members try to take it and from me and I just snuggle

with it I've just I can't stop snuggling with it but I will place below there's a

Nordstrom Rack that I buy or hautelook one of those - well it's

Nordstrom Rack will have these on sell occasionally throughout the year for

flash sells they'll have a one sale for $50 $49 or something and so that's when

I suggest but if you're buying for a gift and they don't have one on sale

whoever receives receives a cuddly blanket again they come in many

different colors is not gonna be disappointed so even if you pay full

price for it for a gift for someone they're going to love it so I will place

Megahorn Tipi Stove Jack Tent: User Guide - Duration: 15:08.

Today we'll take a look at the Luxe Megahorn 4-season tipi shelter. This

versatile floorless shelter is a suitable option for hunters and

outdoorsmen who enjoy 4 season winter camping. The Megahorn when paired with a

wood stove, allows ample room for two people to sleep and plenty of gear

storage. The Megahorn made from waterproof polyester taffeta, is an ideal

shelter for winter camping, providing enough space to use as a base camp

shelter. Let's look at an overview the Luxe Megahorn 4-person four season

teepee shelter. The outer tent is what we're gonna look at today, but we will

discuss the various inner tent options, mesh inner tent, as well as ground sheet

options, once we get this set up. What you're looking at is the bag that the

Megahorn comes in and will unload this, show you everything that's included with

the outer tent. Now quickly to cover some of the various specs about the outer

tent, the outer tent itself weighs 6.6 pounds. You do have 16

included stakes with the outer tent, that allow you to get the optimal pitch,

depending on the weather that you might be experiencing. The included center pole

is just over a pound, and then your total weight for the tent stakes and your pole

is going to be 8.7 pounds. Total space with the Megahorn is going

to give you a peak height of seven feet two inches and then you've got a

hexagonal shape, that's going to give you roughly 13 by 10 feet of total floor

space. Things that are not included with this, that are optional for purchase in

addition to the outer tent, is going to be a groundsheet or an inner tent, that

is available from Luxe. So what we'll do now is go ahead and unpack the tent from

the compression style bag. What you've got is a roll top style, that allows

really good access to the inside, to quickly get the tent in and out, and make

packing and unpacking the tent easy. Like I mentioned before, included

items are the pole set for the center pole, you also have your 16 included

stakes, you have your tent body, and then you have your top cap which is removable,

depending on how you choose to set up the Megahorn for your application. This

particular model also has a stove jack, which we will cover here as we get to

the tent set up, and move around to look at the various options that are

available in the features of the tent. To set up the Megahorn, you'll first want to

spread out the tent body on the ground, orienting the doors in the direction you

would like to have them face, next stake out the body of the tent at the four

corners of the doors. Do not stake out the sides opposite the doors until the

center pole has been inserted, be sure to stake out loosely as we will adjust the

tension later and this will aid in getting your correct pitch, next you'll

build your Center Pole. There are five sections and for the top section of the

pole adjust the button so the button is in the lowest setting, you'll use this

setting for flat ground additional holes are available for snow pits or uneven

ground.

Unzip one of the doors and insert the pole into the grommet at the center of

the tent in raise the tent,

zip the door closed before the next step.

At this point stake out the other two sides of the

tent, now adjust tension with the nylon straps and make micro adjustments with

your stakes to make each panel have equal tension,

adjust the center pole as needed each webbing strap at the peak should have

equal tension at this point, next attach the top cap using the included hooks.

Additionally, in high winds or to capture heat and low temperatures you can cross

the hooks to seal the vent cap. The Megahorn has ten additional stakeout

points to add additional protection against high winds in rain. These are

meant to add stability to the tent panels. Use the reflective guidelines on

the non door panels to pull out the side panels and again add stability to the

tent. The snow skirts may be rolled up and tucked away to allow increased

ventilation. The Megahorn features two doors each with a sewn in no-see-um mesh

panel, both doors have hooks that allow the doors to be stored for easy entry,

use the draw cord on the center mesh inside the tent to close the peak,

keeping bugs out. To insert a stovepipe for a wood stove, remove the waterproof

cover from the stove jack, then insert your stovepipe. Now that we've got the

tent set up, let's go ahead and kind of look at the interior space of the

Megahorn. So you can see plenty of space for two

people on one side of the tent, and then once you add a wood stove to the outer

tent, you've got plenty of space for the stove to be able to sit as well as

working space to place additional gear and wood that you would be burning

through the night. Let's do a walk around and talk about the various features and

aspects of the Megahorn to make it unique and a great 4 season option.

So the first thing you'll notice is that we do have the stovepipe, we've got it

running on the 3W Stove, but again a hexagonal shape for the Megahorn. You do

have as noted in the setup these various, guy out points that will be helpful for

when you are doing 4-season type of application with this, and you need a

little bit more protection with various types of snowfall, heavy rain and that

kind of thing, and the ability to roll up or lower the snow skirts is a great way

to add increased ventilation or to capture more of the heat within the tent,

various stake out points, you've got two doors on the Megahorn, both have sewn in

no-see-um mesh inner doors as well, to with offer ventilation and protection

from the bugs. Now the material that is used on the Megahorn is a polyester

taffeta that has a PU coating on it, that PU coating does make it waterproof. The

benefit to all in this application is when polyester

gets wet, it has less of a stretch to it compared to a nylon material and so this

being a four season tent, where you're likely to be in a setting where snowfall

would be occurring and heavy rains, the polyester will help prevent excessive

stretch on the material making it so that it doesn't sag when you are

spending excessive amount of time in the tent. Now you can see the no-see-um mesh

door here, again we've got the stove running we've got the stove jack that is

included in this option, and this is a fiberglass type of material and that is

going to allow you to run any type of wood stove in the tent. The top cap on

the Megahorn is removable, as you saw on the setup, it also is not seam sealed. In

this setup, we do have the stove coming out of the stove jack on the left side

of the tent, depending on how you pitch it that stove

jack will be on either side of the tent. One of the benefits to the Megahorn,

depending on the stove that you plan to use, is you have the option to place the

stove in the center of the tent, and then run your stove pipe through the center

out the top cap, and that's one of the benefits of having the top cap being

removable is with the proper equipment, you are able to run a stove right in the

center of the tent, which is an application that some people would

prefer over having the stove on the side of the tent. Now discussing the options

for various inner tent options. You've got several different things to

choose from, all available from Luxe. You've got a 1-person, a 2-person, a

two-and-a-half percent and a four person mesh inter tent, that is available to

place on the inside of the tent here. You've got various grommet options and

locations up here at the center of the tent,

depending on what option of Inner mesh tent, you choose to use, those various

grommets will allow you to attach the inner tent that way. Looking back up the

center pole, you've got seven feet two inches of total height, which allows you

to obviously stand up inside of the tent, and you've got the drawstring shock cord

for the mesh no-see-um mesh there, to be able to close that off or if you are

running a stovepipe through the center, the ability to open that up and again

with the right protective pieces, that would allow you to make it so that you

don't melt the tent as well. When attaching and inter tent to the Megahorn,

you do have various attachment points on the tie outs in the corners, to be able

to attach those inter tents, another option you have is to just run a ground

sheet, again you could use just your own type of groundsheet that we have for an

example here or you can get a bathtub style floor from Luxe, and use that in

this as well. One other aspect about the Megahorn

is all of your seams are taped for you, and that makes it so that you don't have

to worry about seam sealing the tent yourself. Now whether you are a hunter or

a general outdoorsman that enjoys 4 season camping. The Luxe Megahorn is

going to provide a versatile shelter, that allows you to have modular aspects

of using inter tents, bathtub floors, ground sheets for whatever application

you would be using the Megahorn for. Again it is a 4-person

sized tepee shelter, it's a hexagon shape, polyester PU coated material with the

ability to run various types of wood stoves, it is a great great shelter for

any type of person looking for something it works well in a four-season setting.

Today we get our paws on the space strategy adventure from Daedalic Entertainment

The Long Journey Home

Fans of Sci-fi classics will be familiar with the outlay here as you hand pick a team for a mission to Alpha Centauri and back

It's hardly surprising that this mission goes awry from the word go as you find yourself "lost in space"

With the new mission of navigating home to earth, meeting alien races and having to survive the perils of the unknown universe.

With simple controls for the almost accurate navigation mechanics, getting about the place can be tough

as you split your time between fairly repetitive interplanetary cruising, and planetary exploration which feels similar to an updated lunar lander

From a parent's point of view, whilst the game carries a PEGI 16 rating, the experience and visuals are the game are very cartoonish

and only slightly sinister looking alien races. It also only contains some very light references to more adult themes.

With all that considered let's get into our run down of the game

Graphics 6

With a distinct visual style parts of this game look really nice, however the gameplay sequences such as the space and planetary flight sections of the game feel like redressed old school mini games

and the interplanetary flight is very simplistic.

Story - 6

The game promises a fresh experience every time you play, however the narrative of the game remains very simple and the alien races you meet

for very mundane side quests only fill your adventure with frustrating ways to engage with tired feeling gameplay mechanics

Sound 6

The overall in game sounds are simple and effective, but repetition, in addition to the lack of any voice acting in the game makes for quite a shallow experience.

Replayability 3

With a varying selection of ships, crew members and a procedurally generated map the game has a few reasons to revisit, but it's likely you'll get your fill during your first playthrough

Satisfaction 5

The Long Journey Home has great scope and does aim to be scientifically accurate with its gameplay, but it feels like not enough time was put into making these features engaging for the player.

Missed opportunities with voice acting and lacklustre space battles are hugely noticeable. The game is massive and could be great fun, but currently it's punishing and unrewarding as every mistake (and you will make them)

requires you to undertake the same lunar lander gameplay multiple times for the resources to repair and continue on your mission to get home.

2 Day Trip to Matsushima and Sendai Directly from Narita Airport | japan-guide.com - Duration: 7:52.

Home to one of the top three scenic views in Japan and also one of the largest cities

in the country, MIyagi prefecture gives visitors an opportunity to experience both the beauty

of nature and taste the bounty of the sea all in the same trip.

Visiting these two places in tandem shows off the best of both coastal town and the

bustling city, and that's exactly what we're going to do today.

My name is Raina Ong, staff writer for japan-guide.com and today I'm on assignment in Matsushima

and Sendai.

I'll take the overnight bus from Narita International Airport to Matsushima, and from

there take the train to Shiogama where I'll have breakfast at the Shiogama Fish Market

and visit Shiogama Shrine.

After that, I'll take a sightseeing cruise from Shiogama back to Matsushima to get a

closer look at the islands in Matsushima Bay.

Once on land, I'll explore Zuiganji Temple, have lunch, and visit Godaido Hall and Fukuura

Island before calling it a day.

The next day, I'll head to Sendai by train and use the sightseeing loop bus to visit

the Zuihouden Mausoleum and Sendai Castle ruins before heading to downtown Sendai shopping

district where I'll sample some of Sendai's local specialties before returning to Sendai

Station.

So follow along as I go on a two day trip to Matsushima and Sendai.

Day 1

I'm now at Matsushima Kaigan Station.

I'm kind of hungry, so I'm going to look for food, but first I'm going to put this

in the locker over there.

I'm here at the Shiogama Fish Market which opens to

the public pretty early.

I'm going inside to have some fresh fish and have some breakfast.

One of the nice things about being at the fish market is being able to put together

your own breakfast.

I bought some seafood from the stalls behind me, and I'm going to create my own seafood bowl.

It's pretty fresh.

I'm now at the Shiogama Shrine, one of the most important shrines of the region and a

pretty popular sightseeing spot.

This place has over 1000 years of history, and some of buildings here were built

around the turn of the 18th century.

Next, we're going to head back to Matsushima from Shiogama via a scenic sightseeing cruise

which is also great way to see the famous pine tree covered islands that dot the bay.

Zuiganji Temple is one the area's most important and famous zen temples.

It was originally established in the 9th century, but the buildings that we can see today was

built in 1609 by the feudal lord Date Masamune.

There are lots of interesting things to see on the temple grounds including the main hall,

a museum, and some caves.

For lunch, I'm at a popular restaurant that serves two of Matsushima's seafood specialties,

anago and oysters.

The anago is served on top of rice and the oysters I ordered both grilled and raw.

Godaido Hall can be said to be the symbol of Matsushima Bay thanks to its prime location.

The small hall is a well-visited attraction and offers a nice view of the bay.

My next stop for today is Fukuura Island which you can see behind me.

It is one of the few islands which is connected to the mainland by bridge, and there are a

bunch of walking trails which you can follow.

Day 2

I'm in Sendai now and from Sendai Station I took the sightseeing Loople bus to my first

stop Zuihoden.

Zuihoden as you can see behind me is the mausoleum of Date Masamune, the first feudal lord of Sendai.

There are lots of other things to see around the spacious grounds including other buildings

and the tombs of Date Masamune's descendants who were also feudal lords of Sendai.

Next we're back on the loople bus and heading to the Sendai Castle ruins which are a great

place to enjoy a panoramic view of the city.

While there isn't a castle left to see, the foundations still remain and you walk

across where the castle once stood.

Sendai's downtown is really the heart of the city.

There's so many shopping streets around here, like the one I'm on now.

And together they form one of the largest shopping arcades in the Tohoku Region.

Zunda is a sweet edamame paste that is a specialty in Sendai.

You can have it in a few different ways but I'm going to have mine with mochi.

Gyutan, or grilled cow's tongue, is one of Sendai's most well known specialties.

This sliced beef dish is typically served with beef soup and a bowl of rice, and Sendai

Station is one of the most convenient places to find a gyutan restaurant.

And that concludes our trip to Matsushima and Sendai.

From here, you could continue your stay in Sendai, take the overnight bus back to Narita

Airport or take the train to explore other parts of Japan.

You're about to begin your freshman year at UTSA.

We know it can be a bit scary,

to highlight an important piece

And here at UTSA

one library just wasn't enough,

that's why we have three for you to choose from.

There's the JPL,

the largest library with three floors

of resources and study spaces,

which is located on Main Campus;

the Downtown Library,

located on the 2nd floor

of the Buena Vista Street Building

at the Downtown Campus;

which features diverse

study spaces,

computing services,

and views of the San Antonio skyline.

and the AET Library,

located on the 2nd floor

of the Applied Engineering and Technology Building,

which boasts a modern, bookless design

made with science and engineering students in mind.

And the great thing is

that you don't have to navigate these alone.

You can always count on someone

from the Blue Crew to help you out in person

And the library

The front desk is the hub

for checking out everything from books,

to DVDs,

to tech gear like:

laptops, calculators, headphones,

camcorders, cables & accessories,

media players & projectors.

All our libraries also have scanners,

as well as hundreds of computers

loaded with the software you need to be productive,

free to use.

And when you're ready to print,

you can do so from one of our computers,

or from any personal device

connected to the Internet.

All you need to do

is swipe your UTSA ID,

with print credits,

to release your print job

from any PrintSpot location.

Every semester

you'll receive a $12 credit for printing,

which is equivalent to about

200 black and white pages.

However, once you've reached your max,

you may purchase additional print credits

at one of the cash value machines

located near the campus computer labs.

Pretty cool right!

But what if all you need is a quiet place to study,

or a work area for you and your buddies?

We have that too!

We have several options

where you can get your study sesh on.

Both the JPL and Downtown Library

have quiet study and quiet computing areas,

as well as areas where you can

collaborate with your group.

There are even small group study rooms

you can reserve in advance –

from our website

or your phone.
